Required Documents

The following documentation should be included with your completed loan modification package.


Required documentation needed for the successful modification of your mortgage can vary. If additional documents are required, your account representative will provide you with a list of the additional documents needed for your loan modification package. If you are not yet a client of Attorney Thomas J. Sherwood, you are invited to begin the process by gathering together the following documents and contacting our offices. If you’re unsure about any of the documentation listed below, please contact our offices for clarification. Accuracy and the completness of your information is critical to a successful conclusion of your case and we are committed to achieving results for you!

  • Hardship letter. (Please explain the reason(s) why and how you fell behind on your    mortgage loan including date(s) and events).
  • Your 2 most recent paycheck stubs.
  • All pages of the last two months bank account statements. (Example- If current month is December we need November and October)
  • 1040 forms of your FEDERAL (Not State) tax returns for 2009 and your W2’s.
  • Proof of other income such as SSI, income, child support.
  • One mortgage statement. (any month)
  • Proof of Contribution. (If you receive money from family on a regular basis, please explain how you are related and what amount you receive each month.)
  • Current utility bill
  • If self-employed also include: Profit and loss statements and bank statements for the past 6 months
  • This client agreement including all required signatures
  • ANY AND ALL DOCUMENTS YOU HAVE RECEIVED FROM YOUR MORTGAGE COMPANY OR FORECLOSING ATTORNEY.
